The site is situated in the Edmonton area of north London, with the London Borough of Enfield and is a densely populated urban location approximately 8.5 m north of central London.

There are a number of significant and well established commercial and retail operators that further highlight and add to the attraction and high profile quality of the area including, Ikea, Tesco Extra, directly opposite the site, Costco and various retail warehouse parks in addition a very substantial industrial and warehouse proviso on the adjacent, Stonehill and Lee Valley business parks
